What are the benefits of using a local estate agent in Portugal?

Portugal has been a popular spot amongst Brits looking to buy an overseas home for quite some time.

The warm climate, friendly English-speaking locals and generous tax benefits arguably make it a no-brainer, whether you're looking to purchase a holiday home or a new country to live in. There aren't many Brits who would say no to 300+ days of sunshine a year.

It's hugely exciting browsing the properties for sale on the continent. With the prospect of a owning a luxury Portuguese home on the horizon, it's little wonder that many Brits want to complete the transaction as soon as they can.

Yet, when the available properties are situated so far away, it can often feel like you aren't getting the full picture. This can intensify the fear that their deal isn't actually as good as some of the others on the market.

It's for this reason why it's often recommended to use a local estate agent in Portugal rather than those based further afield.

Knowledge of the local culture

No matter what the national or international agents say, it's much easier to have an extensive knowledge of a local property market when it's right on your doorstep. This working knowledge of the local neighbourhood should be enough for local estate agents to attract the best buyers and sellers.

Local estate agents should be able to sell the benefits of living in a neighbourhood much better. This is hugely important for international buyers, who are more likely to be nervous about fitting in with the local culture. When asking about local culture, it's much easier to trust the opinions of someone who actually lives in the area.

Better negotiation skills

It should also make it much easier for them to negotiate with sellers. Creating a trusting relationship, building rapport and coming to compromises tends to be much easier with those who are similar to us, so it makes sense for buyers to allow a local estate agent to do this.

More than a quarter of Portugal's population speak English. With the growing interest in their property market from the UK, we can perhaps expect this proportion to be higher amongst their estate agents. So, make the effort to do business with a local estate agent. It could make all the difference when looking to buy your dream home on the continent for the right price.
